The cost of a new roof depends on several factors: the size and pitch of the roof, the material chosen, and the amount of preparatory work needed underneath the covering.
For a typical UK residential re-roof, prices commonly fall in the region of £20,000, though this can vary significantly either side depending on roof size, access, and the condition of the timber and structure beneath the existing covering.
Material choice has a noticeable effect on cost. Concrete tiles are generally the most cost-effective option, clay tiles sit above that, and natural slate is typically the most expensive due to both material and labour costs.
Additional work — such as replacing fascias, soffits and guttering, or upgrading to a dry ridge and verge system — will add to the overall figure but is often worth including if the roof is already being stripped back.
The only way to get an accurate figure for your own roof is a site visit and a written quotation, since online estimates can't account for the condition of your specific roof.
